Southwest Properties

If I could, I would rate 0. I woke up at 6 am and water was all over my home. After 1 month they just created a big hole in my roof and left. Whoever I contact says I’m not responsible. I don’t know who caused the damage and why they don’t repair it. I am thinking of moving to another place who is not own bu southwest properties since my life here is miserable. Never think southwest even as an option.

I had a great experience with Southwest, specifically renting at 5300 Morris Street (a converted hotel, with the old style elevator). The building managers Hugh & Nancy are lovely, and move quickly if there are any issues. My leasing coordinator, Sue, was a real gem to work with. I moved out of the city, but would rent with Southwest again. The apartment itself was large, clean and nicely painted (10 foot ceilings). My unit was one of the last with black & white tile kitchen floors, which I adored. Gives it a French bistro look that was fun to decorate with. The tub is from bath fitters, so it's a solid surround and comfortable to relax in. Large windows, huge storage downstairs, and tons of renter perks like paying through an online portal, card laundry, and discounts at local retailers.

Horrible company, renter beware, they will quote you one price by phone, then try to stick you with a higher price at closing. Don't believe a word they say.

I'm about to finish up my third lease with them, and have had a great experience every year. I lived in Fort Lawrence, then Kingsbury Towers, and finally Park Plaza (student, different roommate situations every year hence the moving around). I'd highly recommend them. They feel like a small company, despite being huge. They're always willing to help you out if you ask.

My experience with Southwest Properties was, to say the least, awful. The apartment I rented was 1080 a month, and was not worth it. The photos listed on the website were far different from the room I had rented. It was tiny, old and had a beetle problem. The plumbing was not up to date and as a result the toilet and sinks would always back up and clog. The room doors ad closet doors were damagesd, as were the floors. When I arrived the bathtub was riddled in soap scum. My view consisted of a brick wall and a parking lot. It was relatively close to downtown however. My land lord was all but charming, she was aloof and rude. I contacted her to tell her that we had been robbed and someone was lodging the doors open, and all she responded with was well okay

This company has become so shady in the last ten years. They request months in advance rent which is ILLEGAL. There was a manager who had some serious racist tendencies who I believe was let go (good on them) but hearing those kinds of conversations going on under my windows was less than pleasant. Incredibly strange upper management who couldn't get anything done and the cheapest penny pinching repairs done for already existing tenants in a confused, disorganized manner. We had serious flooding issues, think inches of water filling rooms every time it rained, and they rented out the unit as we left WITHOUT FIXING THEM. I think their sole purpose is to extort international students for as much as they can get while providing nothing for massively inflated rent. Don't be fooled, a lot of the other companies downtown aren't like this. Really awful experience which is a shame, they used to be good.

I lived in a southwest apartment for more than 2 years. I had an amazing experience with southwest. All their employees are kind, honest and respectful. They are super professional and provies best resident services as well as customer services. Their leasing team are the best, maintainance team is the first class. Also, I always had really good resident managers here. I highly recommend southwest.

I see there are some negative reviews here, but I can only speak from my own experience, and I have nothing but good things to say about Southwest. I've lived in two Southwest buildings and in both cases the property managers have been wonderful! They have been friendly and very responsive to any problems that have arisen. I've also found the rent to be reasonable especially considering the hot real estate market right now. The company also makes an effort to keep good tenants by helping them finding suites in other Southwest buildings if they need to move I've appreciated the efforts of the leasing agent, Melanie Moore, as well. Finally, my current apartment, in a heritage house is gorgeous, and I'm so glad they are maintaining it. Though I'm now leaving the city, I wouldn't hesitate to rent from Southwest again if I move back.

Building Managers are nice and hard working people and they keep nice and clean shared areas and also they passing all requested to main office but main office never allows requested repairs like windows, stoves or even they won't pull out appliances for cleaning behind, ever, lot of dirt and bugs behind ! Attention, Fire alarm doesn't work in 16 floors building ( reported several times but in last 6 months fire happened twice in garbage room and tenants were alerted when firefighters arrived in front by their sirens and lights) !! Moving out ASAP !

I’m currently living at the curve building in south west properties and as you can see the ratings are terrible for this building! This place has the worst management I’ve heard of in years , the spa always breaks or has issues , and their picky about anything you do on your own balcony. I can’t wait to end my lease here and get out I will never be back !
